Retail, office, industrial and mixed-use space for lease across Minneapolis and St. Paul.

We market and lease commercial space throughout the Twin Cities: storefronts on busy corridors, creative office suites, flex and industrial bays, and mixed-use ground floors. Some of it is ours. Much of it belongs to owners who asked us to fill it.
Our retail work runs along the corridors we know best, from Nicollet and Lake Street to Selby and Grand and the neighborhood nodes in between. We understand what a first-time restaurant operator needs from a build-out allowance, and what a national tenant will and will not sign. Both conversations matter, and they are not the same conversation.
Creative office in converted historic buildings, conventional suites, and small-footprint space for firms that have outgrown a coworking desk but do not want a whole floor. Lowry Rose in Lowry Hill and 19 NIC in Stevens Square are both good examples of the type.
Current availability across the portfolio is listed on our availability page and updated as suites come to market. If you do not see what you need, tell us what you are looking for. A good deal of our leasing happens before anything gets published.
Restaurant tenants need things most landlords have never had to think about: grease interceptors, make-up air, three-phase power, a hood the fire marshal will sign off on, and a patio the neighbours will tolerate. We have leased restaurant space for lease in Minneapolis in buildings that were never designed for it, which means we can tell an operator early whether a space will work or whether the buildout will bury them. That conversation saves everyone a wasted quarter.
A commercial leasing agent earns their keep in the gap between asking rent and effective rent. Free rent, improvement allowance, escalation schedule, renewal options, who pays for what at turnover — those terms decide what a lease is actually worth over ten years. We negotiate them the way we negotiate on our own buildings, because across most of this portfolio, we are.
Availability moves. If nothing on the current list fits, tell us what you need and we will watch for it — including office space in St. Paul and Minneapolis that has not reached the market yet. Owners in our network call us before they list, which is how a good share of our tenants find their space.
Tell us the square footage, the use and the neighborhood. Call 612-483-1415 or send a note and we will come back with what is actually available.
