Commercial Property Management

Commercial property management across Minneapolis and St. Paul, run by a team that owns the buildings it manages.

Commercial property management in Minneapolis

Maven CRE provides full-service commercial property management for retail, office, industrial and mixed-use buildings throughout Minneapolis, St. Paul and the surrounding suburbs. We handle the day-to-day so owners do not have to: rent collection, vendor management, maintenance coordination, budgeting, compliance and tenant communication.

Owner-operators manage differently

Most management companies collect a fee on somebody else's asset. We own and operate our own portfolio: 19 NIC in Stevens Square, the St. Clair Building in Mac-Groveland, the Seward Building, Lowry Rose in Lowry Hill and Selby Workshops in St. Paul. Every call we make on a client building is one we have already had to make on our own, with our own money at stake. That tends to change the advice.

What management includes

Occupancy is the whole game

In commercial real estate, a vacant suite costs more than any line item you can trim. Our management work is organized around keeping good tenants in place and re-leasing quickly when they move on. That means responsive maintenance, honest communication, and a leasing team already working the space before the notice period ends.

Who we work with

Owners of single retail storefronts, multi-tenant office buildings, mixed-use properties and small portfolios across the Twin Cities. If you have been self-managing and it has stopped scaling, or your current manager has gone quiet, that is usually the moment worth a conversation.

What property management for commercial properties involves

Managing a commercial building is not the same job as managing a rental home, and the difference shows up in the lease. Commercial tenants negotiate their own terms, carry their own build-out obligations, and reimburse operating costs on schedules that vary tenant by tenant. Property management for commercial properties means administering those agreements accurately every month — reconciling CAM charges, tracking option dates, enforcing use clauses — while keeping the building running well enough that tenants renew. We do both, because on our own buildings the alternative costs us money.

Choosing a commercial property management company

Most owners compare fee percentages. The fee is rarely where the money is. What actually moves returns is how quickly a vacancy gets filled, whether a roof problem gets caught at eight thousand dollars instead of eighty, and whether the operating expense reconciliation holds up when a tenant's accountant reviews it. Ask any commercial property management company you are considering how many buildings they own themselves. The answer changes how they treat yours.

Commercial real estate management across Minneapolis and St. Paul

Our portfolio sits in Stevens Square, Seward, Lowry Hill, Mac-Groveland and Lexington-Hamline. That matters for commercial real estate management in a way it would not for a national firm. We know which blocks are turning over, which streets are getting bike infrastructure, and which contractors actually show up. When something fails at six in the morning, someone is on site before the tenant has called twice.
